When you appoint me as your designer I will provide a professional service from day one. We will arrange a meeting to discuss your plans and then I will complete a full measured survey of your property to enable me to produce the existing floor plans and elevations. I will then work on your design and provide you with a range of proposed drawings which will be suitable for either planning permission or building control drawings.

Other points to be aware of:
- If your project requires steel or other supports you may also need the services of a structural engineer, and I can offer this service at cost price (quotes can be provided when required).
- In some instances design and access statements and heritage impact assessment states are required and these will incur an additional cost (although they will be included in your estimate).
- All projects require a site survey in order to get detailed measurements and layout information, which means a larger more complex building will take more time than a smaller one. The same is true of the drawings, as every floor and every visible elevation of the property has to be drawn in its current form in addition to the new planned layout. Hence, there may be variations in fees quoted.
- All estimates include a reasonable number of amendments where and if required during the design stages.
- After a post-planning decision have been made, should there be a need for additional letters to the planners, these will incur an additional fee (this includes appeal letters).
Examples of what will be produced:
I pride myself on being cost effective and competitive, but as all projects differ in size, scope and work content, there is no standard price. Most Architects will charge in excess of £3000 for a planning application (usually 5-10% of build cost), so my fee's for an Architectural Technician are competitive.
Please note that 50% of the fee is required initially and the final 50% of the fee is required when drawings are submitted to the planners/building control.
