This client had a large irregular conservatory to the rear of their house, which was unusable in summer (too hot) and winter (too cold) so they appointed me to design them the perfect extension to create a large kitchen/dining room with snug and playroom. The client also wanted a utility room where they could dry clothes and a downstairs shower room. Planning was granted for this single store rear extension with bi-folds and glazed roof lanterns.

The Wow factor - Extension to the side and rear
The client required more space and wished to demolish the conservatory, which was too hot in the summer and too cold in the winter. Being positioned on a corner plot provided us with space to extend to the side as well as the rear of the property. In doing so, we generated additional space on the ground floor for a utility room and dining room/snug. This in turn enabled the client to produce a wonderful open plan living space. To the first floor we created a larger master bedroom and en-suite bathroom.

We extended the ground floor too and created an amazing open plan kitchen, dining room and lounge with bi-fold doors onto their sizeable garden. Due to the previous owners renting their roof to a solar panel company, we had to incorporate an unconventional roof but installed a dormer to give lots of space in the bedroom. We did have to go to a planning committee meeting to get this approved, but it was well worth it.

Working with a structural engineer we managed to get the desired outcome for the client.

Building Control Drawings Revised...
Due to significant rises in steel and material costs we had to rethink the design of this rear extension to something a little more simplistic and to fit within budget. Here are some drawings and photos of the existing and proposed designs and progress photos of the extension. Can't wait to see this completed.
Total Transformation
The existing bungalow was old, tired and cold. However, it was in a sought after location in Newark and had lots of potential. The client had big ideas and after battling with the planners we finally came to a design. We were able to use modern materials to update the aesthetics, making it more energy efficient, ultimately turning this building into a wonderful family home. We increased the floor space by providing extra rooms in the roof, whilst also increasing the height of the eaves.
Time for a change
My client wanted to revamp their current home to make it look modern. They also wanted to knock down the existing garage and replace this with a 2-storey side extension. There were also some changes done to the layout inside the house to make the space available work better for the family. The rear conservatory was repurposed into a functional space with a traditional roof. Work has started on this project, although only the front porch and conservatory are being done at the moment.
